Thinking of Selling? It’s that time – Spring market. 

Used to be that there was a bit of a break over the winter, maybe until late February or so, before activity began to really ramp up. The time when houses are popping on the market left and right, and buyers are out in force, pre-approval letters in hand. 

In both of the major markets where we work, Charlottesville and Staunton, there are more buyers than sellers out there. And those buyers are looking for their new homes! 

Our company is seeing lots of first time homebuyers, as well as many folks who are ready to move up to a larger space. There is a bit of relocation – but not quite as much of that yet. Our experience is that really gets going more toward April or so. 

What we really need now is houses, and we need them badly! We need properly priced and well prepared homes. We need houses where Sellers have done the deep clean and maybe even had a pre-sale home inspection to alert them to any problems that might arise during that part of the sale process. 

We need fixer uppers that will pass the test on financing, and we need cash-only fixer uppers, ready for investors to turn into the next buyer’s palace. 

We need condos and townhouses (especially in Charlottesville!) and we need estate properties where folks can bring their horses.

We need luxury homes, too. 

We have buyers with money, ready to buy. They are chomping at the bit and out in force now that the weather has broken. They are ready to take advantage of interest rates where they are, still low. 

The Spring market will definitely kick into high gear in the next month or two. Sellers who enter the market early will see less competition, though, and this will be better for their home’s overall showing flow.

More buyers coming through means better chance of a faster sale, which is what most sellers are looking for.
